Compliance isn't a burden. It's a culture.

The agencies that get this right don't treat compliance as a checkbox. They build it into every transaction, every relationship, every decision.

How it works

Focus on converting sales. Leave compliance to us.

In a market where every hour counts, compliance shouldn't slow you down. Agent Compliance handles your entire AML/CTF obligation from one simple step — send us the listing agreement and contract, and we take it from there.

01

Send the listing agreement and contract

That's all we need from you. Email or upload your documents and we handle everything else.

02

03

We make the compliance decision

Our compliance officers are responsible for suspicious matter reporting and all compliance officer obligations, including the annual AUSTRAC return.

04

We retain all records

All documentation, search results, and compliance decisions are securely retained for the required 7-year period.

Real Issues. Real Penalties.

Common mistakes I find on initial review

If you don't know what your compliance officer should be doing, you will be held responsible — not just them. You can't simply say you didn't know. These are real compliance failures that attract significant AUSTRAC penalties for directors.

01

Reporting Group not set up properly

Independent contractors are not registered as part of the Reporting Group — a fundamental requirement under the AML/CTF Act that is routinely overlooked.

02

KYC/AML starting after unconditional

Customer due diligence must begin at listing or contract — not at unconditional. With many contracts taking longer than 28 days to go unconditional, this is a common and costly breach.

03

Directors not receiving board reports

Regular compliance reports to the board are a mandatory obligation under your AML program. Directors who are not receiving these reports are exposed — regardless of whether they asked for them.

04

Training registers not established or maintained

AML/CTF training registers must be created, kept current, and updated as staff change. An absent or outdated register is one of the first things AUSTRAC will ask for.

05

Designated services with no AML program

Providing designated services without an AML/CTF program in place is a serious breach. Many agencies are unaware they are already providing designated services and have no program at all.

06

You can't say you didn't know

Director liability is not limited to what you were told. If your compliance officer is not meeting their obligations and you have not verified it, you share the exposure. Ignorance is not a defence.

Don't wait for an AUSTRAC audit to find out you're not compliant. We review your program from day one.

Agent Compliance Officer

Meet Our Founder

Kate Flett

I'm the founder of Agent Compliance, an outsourced AML/CTF Compliance Officer service built for Australian real estate agencies and property developers. When AUSTRAC's Tranche 2 obligations arrived, I saw agencies being asked to take on a role they'd never had to fill: someone to run their AML program, make the calls on customer due diligence, lodge reports and keep it all on track — on top of selling. So I built the service I'd want if I were still running an office. We act as your Compliance Officer and manage the complete process, so your team can focus on listing and selling.

That perspective comes from more than 20 years in real estate and legal services. I've operationally run offices, served as CFO for one of Australia's largest real estate franchises, led asset management teams, integrated systems and technology, and overseen HR for large enterprises. I know how an agency actually works day to day — and that's how we've designed everything we do. I bring a blend of commercial acumen, emotional intelligence and systems thinking to every challenge, and compliance is no different: it has to be practical, scalable and simple for the people doing the work. If you're a principal or developer working out how AML/CTF fits into your business — more efficient, less cost, no HR headache — I'd love to connect.
